We start with overall structural integrity, roofing systems, plumbing, electrical, HVAC, all the way through appliances, interior doors and windows. We cover every square foot of the property while conducting enhanced testing of major systems going well above typical inspection standards.

ELECTRIC
We conduct enhanced testing of the electrical systems testing every accessible outlet for voltage, polarity, and proper grounding. We function test GFCI outlets, and breakers. We open up electric panels and inspect internal wiring.

ROOFING
We conduct enhanced roofing inspections. We will walk every roof we inspect, or conduct a detailed drone inspection at no additional cost to you. We use infrared thermal imaging equipment to scan every square inch of the homes ceilings and walls. This can pick up active roof leak moisture not visible to the human eye. We also traverse all readily accessible attic space inspecting the bottom side of the roof deck for signs of leaks or damage. This 3 phase approach ensures the most comprehensive roof inspection.

PLUMBING
We conduct enhanced testing of plumbing systems and bathroom fixtures. Will fill test tubs, run water through sinks, and showers for extended time. Toilets are flushed at least 3 times. If the home is 2 story we re-scan 1st floor ceilings with infrared to look for non-visible leaks.

HVAC
We conduct enhanced testing of HVAC systems. Weather permitting, we take detailed temperature readings at every vent, and a return air reading. This gives us a variance temp showing the systems ability to properly cool. Testing every vent also helps find “dead vents” or warm rooms. We also use infrared thermal imaging equipment to scan ceilings looking for insulation deficiencies that may not be visible otherwise.
